Set in the sand dunes beside Noosa National Park and overlooking the Pacific, Domic rises so gently from the earth that it seems less built than grown.
Some homes announce themselves. Domic does the opposite. Its sculptural, shell-like domes form an organic shape that, in the words of owner Evgeny Skigin, “stands out by not standing out.” The name captures the idea: Domic means “house of domes.” His visual touchstone was charming and unexpected, the Hobbit houses of Lord of the Rings, dwellings that belong so completely to their landscape they seem to have always been there.

Here, days move differently. Sand lies underfoot, salt hangs in the air, birdsong fills the trees, and beyond the glass, you have a front-row seat to the annual humpback migration and dolphins at play in the surf below. With Noosa National Park at the doorstep, direct access to oceanfront bushwalking trails and one of Australia’s great surf beaches, Domic Noosa offers total privacy alongside total immersion in the wild beauty of the coast.
ORGANIC ARCHITECTURE AS LANDSCAPE
Designed by Brisbane practice Noel Robinson Architects, the home sits deep in the hillside so the boundary between inside and out all but dissolves. “Every window you look out of, you see nature,” Evgeny explains. “You’re surrounded by organic shapes, giving the feeling of being inside an organic structure.” The sculptural domes were central to that. “The building is quite massive. Had it straight lines, it would look and feel huge. The planting of the curved rooftops, realised through bespoke green-roof systems developed with landscape architects Place Design Group, means the house all but disappears, visible only from the beach or the national park.” From within, the green roofs deliver natural cooling. “Aesthetically, it feels like you are under a tree, or deep in nature, when looking outside.”

DOMIC NOOSA COMBINES LUXURY AND CLEVER ARCHITECTURE
Across three levels, Domic holds six bedrooms, a commercial kitchen, a 25-metre infinity pool, a cinema and a full day spa, and yet the brief was to make all that space feel intimate. “The main challenge and goal was to make the home cosy despite the large rooms,” Evgeny says. Vaulted ceilings span long distances without internal columns, and every space is in proportion with the next.
Inside, the exterior’s exuberance gives way to calm. Evgeny describes the interior as classic contemporary. “The house is already experimental enough on the outside, no need to overdo it on the inside.” Natural materials in light colours set the tone, the vibe he was chasing a “luxury beach shack.”

SUSTAINABLE HOME DESIGN, WITHOUT COMPROMISE
Beneath the beauty and luxury of Domic Noosa lies a sustainable home. “The luxury aspect is easy, since it’s mostly surfaces and facilities. Sustainability is what takes a lot of work.” The internal walls are built from hempcrete, a lightweight, carbon-absorbing material of hemp, lime and water, manufactured in the Netherlands by Evgeny’s own hemp company, Dun Agro Hemp Group, and shipped to Queensland for the build. Solar power stored in batteries runs the house around the clock, harvested rainwater feeds the rooftop gardens, and a smart-home system controls it all remotely.
A LUXURY NOOSA HOLIDAY HOME LIKE NO OTHER
Domic lives a double life, private residence and luxury holiday sanctuary, and the transition is seamless by design. A dedicated team cares for guests throughout, while Evgeny’s own belongings are tucked discreetly away, so visitors feel the house is, for a while, entirely their own. “The atmosphere inside is cosy and inviting, so nobody feels like they can’t touch anything,” he says.
The experience is shaped around each guest: private chefs, surf coaching, wellness retreats, every stay curated to the rhythm of the place and the pace of those in it. Yet for all the indulgence on offer, the quieter pleasures linger: the whales on the horizon, the walk into the park at dawn, the sense of being held by the landscape. For Evgeny, one compliment means the most. “The best compliment is when guests say that they felt cosy and at home. This happens quite often.”
In a home shaped to disappear into its landscape, it is the perfect measure of success: not that Domic impresses, though it surely does, but that it embraces.
